The Challenge

Before its grand headquarters relocation, Equality Health operated out of multiple brick buildings in the warehouse district of Phoenix. While the spaces reflected Equality Health’s fast-paced, tech-enabled start-up culture, the separated facilities created inefficiencies. Additionally, the locations had parking and ingress/egress challenges and lacked the desired visibility for the Equality Health brand overall.

Opportunity Targetting

For Equality Health, space consolidation, improved brand visibility, accessibility, and alignment with its customer base were top priorities when considering a commercial real estate alternative. They hoped their new space would empower them to continue their mission to serve the underserved while attracting top talent to spur growth.

Keyser scoured the market for cutting-edge, Class A space that would support Equality Health’s goals and investigated all pieces of vacant land along centrally located Highways for potential ground-up development. Keyser created a point system based on Equality Health’s wishlist; this helped Equality Health’s leadership compare property options with a qualitative matrix, employee mapping, and financial analysis.

The Results

  • A five-year direct rate roughly 28% below other Class A spaces
  • 6.5/1,000 SF Parking Ratio
  • Highway Signage & Brand Visibility
  • The inclusion of furniture, making the space “Plug-n-Play”

Today, Equality Health’s new HQ has premier signage along the Loop-101 Highway, located within the boundaries of the Salt River Pima-Maricopa Indian Community Reservation, with the cutting-edge look and world-class buildout to reflect the evolution of Equality Health’s desired corporate image.
